Job Description
Hap Seng, a leading Malaysian property and diversified group, is seeking an Accounts Executive to manage the full set of accounting for our property division. In this role, you will ensure timely and accurate financial reporting, maintain robust internal controls, and support business partners with insightful data to drive performance.
You will handle the full set of accounts, oversee month-end close, prepare reconciliations, and produce high-quality financial statements aligned with MFRS and corporate policy. You will collaborate with property management, leasing, and project teams to capture accruals, revenue recognition, capital and operating expenditures, and ensure accurate general ledger entries. You will monitor cash flow, perform bank reconciliations, and support budgeting and forecasting for property operations. You will also assist internal and external audits, prepare schedules for statutory filings, and maintain documentation to support compliance. This role offers exposure to property accounting workflows, ERP systems, and cross-functional communication with stakeholders, contributing to continuous process improvements and robust internal controls.

Responsibilities
- Manage the full set of accounts for the property business, including general ledger, accounts payable, accounts receivable, and fixed assets.
- Prepare timely monthly, quarterly, and annual financial statements in compliance with Malaysian Financial Reporting Standards (MFRS) and company policy.
- Perform bank reconciliations, intercompany reconciliations, and ensure accuracy of receivable and payable records.
- Coordinate with property management teams to capture accruals, prepayments, and revenue recognition for property projects.
- Assist internal and external audit processes, supporting documentation, and timely audit closures.
- Implement and maintain internal controls to safeguard company assets and ensure regulatory compliance.
- Analyze financial data to support budgeting and forecasting for property operations.
- Maintain ERP records, optimize processes, and prepare schedules for statutory filings and management reporting.
Qualifications
- Bachelor degree in Accounting, Finance, or related field; professional qualification (ACCA/CIMA) is a plus.
- 2-5 years of accounting experience, preferably in property, real estate, or construction sectors.
- Proficient in ERP/accounting software (e.g., SAP/Oracle/QuickBooks) and advanced Excel skills.
- Solid knowledge of MFRS and local regulatory requirements in Malaysia.
- Strong analytical, problem-solving, and communication skills; detail-oriented with a high degree of accuracy.
- Ability to work independently and collaboratively in a fast-paced environment.
- Good organization and time management; able to meet tight deadlines.
