SM Supermalls, the leading shopping mall chain in the Philippines, is looking for a dedicated Building Administration Officer to join our team in Olongapo City. This role is crucial in ensuring the smooth operation and maintenance of our building facilities, providing a safe and pleasant environment for tenants and visitors.
As a Building Administration Officer, you will oversee all aspects of property management, including repair and maintenance, tenant relations, and compliance with safety standards. You will coordinate with various stakeholders, from tenants to contractors, to address issues efficiently and maintain high-quality service.
Key areas of responsibility include managing building systems (HVAC, electrical, plumbing, fire safety), implementing preventive maintenance programs, supervising service contracts, and handling tenant concerns. You will also prepare reports and budgets to support effective facility management.
We seek a proactive individual with strong engineering knowledge and excellent interpersonal skills. This is a full-time position based in Olongapo City, offering a competitive salary and benefits package.
Responsibilities
- Oversee the day-to-day building operations and ensure facilities are maintained to the highest standards.
- Coordinate with tenants and internal teams for timely resolution of repair and maintenance requests.
- Manage service contracts, negotiate with vendors, and supervise external contractors.
- Implement and monitor preventive maintenance schedules for building systems (HVAC, electrical, plumbing, fire safety).
- Ensure compliance with building codes, health and safety regulations, and company policies.
- Assist in budget preparation and expense monitoring for building operations.
- Maintain documentation of maintenance activities, inspections, and tenant correspondence.
- Foster positive tenant relations and serve as the primary contact for lease administration and operational concerns.
Qualifications
- Bachelor's degree in Civil, Electrical, Mechanical Engineering or related field; or equivalent experience in property management.
- Minimum 2 years of experience in building administration, facilities management, or property management.
- Solid understanding of building systems, maintenance techniques, and safety regulations.
- Excellent communication and negotiation skills for dealing with tenants and contractors.
- Strong organizational and problem-solving abilities with attention to detail.
- Proficient in MS Office (Word, Excel, Outlook) and familiarity with property management software.
- Ability to work under pressure and respond to emergencies promptly.
- Relevant certifications (e.g., CFM, PMP) are advantageous.
