DMCI Project Developers is seeking a results-driven Project Development Associate to join our reputable real estate development team in Makati. This role blends finance, strategy, and operations to drive successful development projects from concept through delivery. You will partner with design, engineering, procurement, finance, and construction teams to ensure projects achieve specified scope, quality, schedule, and budget targets while complying with local regulations and DMCI's high standards for sustainability and quality. As a key member of our development group, you will monitor performance metrics, assist in feasibility assessments, and support the senior team with decision-making for multiple properties. You will contribute to market research, cost estimation, risk management, value engineering, and financial modeling to optimize project viability and capital allocation. Your collaboration across internal functions and external partners will be essential to maintaining project momentum and aligning with DMCI's strategic objectives.
Responsibilities extend from early-stage planning to post-handover activities, including due diligence, permits coordination, supplier and contractor engagement, and rigorous documentation. You will prepare reports for stakeholders, support procurement strategies, and help ensure compliance with safety, quality, and environmental standards. Responsibilities
- Assist in planning and monitoring development projects from concept to completion
- Coordinate cross-functional teams including design, engineering, procurement, and construction
- Track budgets, schedules, and risks to ensure on-time, on-budget delivery
- Prepare feasibility studies, cost estimates, and ROI analyses
- Support stakeholder communications with clients, vendors, and internal teams
- Maintain comprehensive project documentation and compliance records
- Support due diligence, site visits, and handover activities
- Contribute to continuous improvement and value engineering initiatives
Qualifications
- Bachelor's degree in Engineering, Construction Management, or a related field
- 1-3 years of experience in real estate development, construction, or project administration
- Strong analytical and budgeting skills with attention to detail
- Excellent communication and coordination capabilities
- Proficiency in MS Office and basic project management tools
