Asia Properties & Asset Consultancy Pte Ltd is seeking a dedicated Building / Condominium Manager to oversee the day-to-day operations of its premium residential developments across Singapore. In this pivotal role, you will act as the primary liaison between residents, vendors, and senior management, ensuring that all aspects of condominium life run smoothly and efficiently. You will lead a multidisciplinary team comprising concierge, security, housekeeping, and maintenance personnel, coordinating shift schedules, performance evaluations, and training initiatives to maintain exceptional service standards. Your responsibilities will include developing and managing operational budgets, monitoring expenditures, and implementing costāsaving measures without compromising quality. You will also oversee preventive maintenance programmes, manage renovation and refurbishment projects, and ensure full compliance with local building codes, fire safety regulations, and health & safety standards. By fostering a welcoming community atmosphere and promptly addressing resident concerns, you will enhance resident satisfaction and retention. Regular reporting to senior management, analysing key performance indicators, and driving continuous improvement initiatives will be integral to your success. Responsibilities
- Oversee daily operations of the condominium, including concierge, security, housekeeping, and maintenance services.
- Lead, mentor, and schedule site staff, conducting performance appraisals and identifying training needs.
- Prepare and manage the annual operational budget, monitor expenses, and implement costācontrol initiatives.
- Coordinate preventive maintenance schedules and oversee renovation or refurbishment projects with approved contractors.
- Ensure compliance with Singaporeās building regulations, fire safety standards, and health & safety legislation.
- Act as the main point of contact for residents, promptly addressing inquiries, complaints, and feedback to maintain high satisfaction levels.
- Prepare regular operational reports for senior management, analysing KPIs and recommending continuous improvement actions.
Qualifications
- Minimum 3ā5 years of experience in condominium, building, or facilities management, preferably in a residential setting.
- Proven track record of managing multidisciplinary teams and overseeing vendor relationships.
- Strong knowledge of Singaporeās building codes, strata regulations, and health & safety requirements.
- Excellent financial acumen with experience in budgeting, cost control, and financial reporting.
- Outstanding interpersonal and communication skills, capable of engaging with residents, staff, and external stakeholders.
- Proficiency in property management software (e.g., Yardi, MRI, or equivalent) and MS Office suite.
- Ability to multitask, prioritise, and work under pressure while maintaining a high level of attention to detail.
- Relevant diplomas or degrees in Facilities Management, Real Estate, Business Administration, or a related field are advantageous.
