Responsibilities
- Develop and execute a comprehensive store expansion strategy for Indonesia, aligning with Miniso's global growth objectives.
- Identify, evaluate, and secure high-traffic retail locations in key cities and regions across the country.
- Lead site acquisition negotiations, including lease agreements, pricing, and terms, with landlords and developers.
- Manage end-to-end site development process from initial feasibility analysis through store opening.
- Build and maintain strong relationships with real estate brokers, property owners, and local authorities to accelerate expansion.
- Collaborate with internal teams (construction, operations, marketing) to ensure seamless store launches.
- Monitor market trends, competitor activity, and demographic data to optimize site selection decisions.
- Report directly to senior leadership on pipeline status, KPIs, and expansion milestones.
Qualifications
- Minimum 5 years of experience in retail store expansion, site development, or real estate acquisition in Indonesia.
- Proven track record of successfully opening multiple retail stores with a strong existing network of contacts (landlords, brokers, developers).
- Deep understanding of Indonesian real estate market dynamics, zoning regulations, and permitting processes.
- Exceptional negotiation and contract management skills.
- Strong financial acumen with ability to evaluate lease economics and ROI.
- Bachelor's degree in Business, Real Estate, Urban Planning, or related field; MBA preferred.
- Excellent leadership and cross-functional collaboration abilities.
- Fluency in English and Bahasa Indonesia; additional regional languages are a plus.
