Responsibilities
- Lead end-to-end real estate acquisition, lease negotiations, and renewals for office, warehouse, and logistics facilities across Malaysia.
- Oversee construction and fit-out projects, ensuring timelines, budgets, and quality standards are met.
- Develop and implement facility management strategies, including preventive maintenance, utilities management, and space optimization.
- Manage vendor relationships, contracts, and service level agreements for cleaning, security, maintenance, and other facility services.
- Ensure compliance with local building codes, safety regulations, and environmental standards.
- Monitor and report on facility performance metrics (cost per sq ft, energy efficiency, occupancy rates) and recommend improvements.
- Collaborate with internal stakeholders (operations, logistics, HR) to align facility plans with business growth and employee experience.
- Lead emergency response and business continuity planning for all physical locations.
Qualifications
- Bachelorâs degree in Real Estate, Facilities Management, Engineering, Business Administration, or a related field.
- Minimum 5â7 years of progressive experience in real estate and facilities management, preferably within logistics, e-commerce, or fast-paced retail environments.
- Proven track record in managing construction projects, lease negotiations, and vendor contracts.
- Strong knowledge of Malaysian building codes, health & safety regulations, and environmental compliance.
- Excellent budget management and financial analysis skills, with ability to prepare and control CAPEX/OPEX.
- Exceptional communication and stakeholder management abilities.
- Proficiency in CAFM/IWMS software and Microsoft Office Suite; AutoCAD familiarity is a plus.
- Certification in Facilities Management (e.g., CFM, FMP) or Project Management (PMP) is highly desirable.
