Responsibilities

  • Maintain accurate and up-to-date records of all lease-related information using the Lease Contract Management System (LCMS).
  • Identify and evaluate potential store locations based on market analysis, demographic data, and strategic growth plans.
  • Negotiate lease terms, rental rates, and conditions with landlords and property owners to secure favorable agreements.
  • Facilitate the end-to-end leasing process, from letter of intent to contract execution and move-in coordination.
  • Monitor lease expirations, renewals, rent escalations, and other critical dates to ensure timely action.
  • Coordinate with legal, finance, and construction teams to ensure seamless store openings and compliance with lease obligations.
  • Prepare regular reports on leasing activities, market trends, and performance metrics for management review.
  • Assist in resolving landlord-tenant disputes and ensure adherence to company policies and regulatory requirements.

Qualifications

  • Bachelor’s degree in Real Estate Management, Business Administration, Economics, or a related field.
  • At least 2-3 years of experience in leasing, property management, or store expansion, preferably in retail or grocery.
  • Strong negotiation and communication skills, with the ability to build lasting relationships with landlords and stakeholders.
  • Proficient in lease management systems (e.g., LCMS) and Microsoft Office Suite (Excel, Word, PowerPoint).
  • Detail-oriented with excellent organizational and time-management abilities.
  • Analytical mindset with the capability to evaluate demographic data and site feasibility.
  • Willingness to travel within Metro Manila and nearby provinces for site inspections and meetings.
