Responsibilities
- Proactively search for and identify viable new retail store locations across Visayas and Mindanao, focusing on high-traffic, strategic areas.
- Conduct comprehensive site evaluations including demographic analysis, traffic patterns, competition mapping, and accessibility assessments.
- Negotiate lease terms, purchase agreements, and other contracts with landlords, developers, and property owners to secure favorable terms.
- Prepare and present site feasibility reports, financial projections, and investment justifications to management for approval.
- Coordinate with legal, construction, and operations teams to ensure smooth site handover and store development processes.
- Monitor market trends, real estate developments, and competitor activities to identify emerging opportunities.
- Maintain an updated pipeline of potential sites and track progress against expansion targets.
- Build and manage relationships with brokers, agents, and local government units to facilitate site acquisition and permitting.
Qualifications
- Bachelor's degree in Business, Real Estate, Engineering, Marketing, or a related field.
- At least 2-3 years of experience in site acquisition, real estate, retail expansion, or commercial leasing.
- Strong network of contacts in the Visayas and Mindanao real estate market is highly preferred.
- Excellent negotiation, communication, and interpersonal skills.
- Proven ability to analyze demographic and financial data to support site selection decisions.
- Self-starter with the ability to work independently and travel extensively across Visayas and Mindanao.
- Proficiency in Microsoft Office (Excel, PowerPoint) and familiarity with GIS or mapping tools is a plus.
- Valid driver's license and willingness to travel frequently for site visits.
