Responsibilities
- Conduct thorough site surveys and feasibility studies for potential warehouse locations, evaluating factors such as accessibility, infrastructure, and strategic importance.
- Proactively identify and scout new warehouse properties and land parcels suitable for logistics operations, aligning with company expansion plans.
- Negotiate lease terms, rental agreements, and other contractual obligations with lessors to secure optimal conditions and cost-effectiveness.
- Coordinate closely with legal, finance, and operations teams to ensure all site proposals meet internal guidelines and regulatory requirements.
- Manage and monitor the progress of all site proposals, from initial identification through to lease execution and handover.
- Prepare detailed reports and presentations on site findings, market analysis, and proposed agreements for management review and approval.
- Ensure all documentation related to property acquisition, permits, and compliance is meticulously prepared, submitted, and tracked.
- Build and maintain strong relationships with property owners, real estate agents, and local government units.
Qualifications
- Bachelor's degree in Business Administration, Real Estate Management, Supply Chain Management, Logistics, or a related field.
- Proven experience (2+ years) in real estate sourcing, property acquisition, leasing, or a similar role, preferably within logistics, retail, or commercial property sectors.
- Strong understanding of property market dynamics, legal aspects of leasing, and local government regulations in the Philippines.
- Excellent negotiation, communication, and interpersonal skills, with the ability to build rapport with diverse stakeholders.
- Highly organized, detail-oriented, and capable of managing multiple projects simultaneously with tight deadlines.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint).
- Ability to travel frequently within Metro Manila and surrounding regions for site visits.
- Proactive problem-solver with a strong sense of ownership and urgency.
